Casey’s Corner – Don’t Show Up Clueless: How to Prep for Your Loan Walkthrough in 2025

In this episode of Casey’s Corner, Casey breaks down how to show up prepared and confident for that walkthrough so you can move smoothly toward closing.

    First, show up with a plan.

    It sounds obvious, but you’d be surprised how often borrowers show up hoping the underwriter will “tell them what to do.” That’s not our job — and it’s not how investing works. When you submit your loan request and tell us your rehab budget — maybe $50K, maybe $80K — we expect you to know, generally, how you plan to spend it.

    We don’t need you to quote the exact price of each doorknob. But we do need to hear something like, “I’m planning about $15K in the kitchen, $10K in baths, $8K in flooring, $5K in paint, and the rest for HVAC and misc.” That level of detail shows us you’ve walked the house, thought through the project, and are prepared to execute. If you’re vague or guessing, that’s a red flag — and it slows everything down.

    Second, use this time to ask questions.

    Walkthroughs aren’t just a formality — they’re a two-way street. We’re not here to judge you; we’re here to partner with you and set your deal up for success. So don’t be afraid to ask good questions. If you’re on the fence about opening a wall or reworking the kitchen layout, this is the time to talk through it.

    You might ask, “Do you think this layout will get me to my ARV goal?” or “Would it make sense to upgrade the flooring here if I want top-dollar resale?” These are the conversations that help investors avoid costly mistakes and clarify their scope of work.

    We’re happy to share insight — not because we’re the design police, but because we’ve seen what works and what doesn’t. You get one chance to make that first impression with a buyer or appraiser. Let’s get it right the first time.

    And finally, be reasonable.

    We love ambition — but we also love reality. If you walk through a three-bedroom ranch with plans to hit a $350K ARV, we’ll ask to see the comps that back that up. If your rehab budget says $20K for a full cosmetic flip, we’re going to raise an eyebrow. The market’s not what it was five years ago. Materials and labor costs are up. Be realistic — and pad for surprises.

    We’re not here to shoot down your deal. We want it to work. But we also don’t want you to get halfway through a project and realize you’re out of money or chasing an ARV that was never there to begin with.

    If you come to the walkthrough with comps in hand, rehab numbers that make sense, and a willingness to listen to feedback and adjust — you’re going to walk away one step closer to funding, and one step closer to a successful project.
