How to submit a draw request

Steps 1 to 4 get the request ready. Steps 5 to 8 close it out.

Accept your Sitewire invite

Download the app from your invite email, or log in if you already have an account.

Log in and select your property

Tap your property address, then "+ Add new draw".

Select the budget items for your request

Use the + sign on each line item, then tap "Add" to attach them.

Enter the requested amounts

No draws on materials not installed, down payments, or work not done.

Take required photos and videos

Must be captured using the app while at the property, not uploaded from your camera roll.

Submit the draw request

Once amounts, photos, and videos are all in, submit through the app.

Keep paid invoices and lien waivers

Only for labor items. We'll tell you what's needed, and no material receipts are required.

Upload documents, make budget changes, and add team members at portal.sitewire.co.

Frequently asked questions

What does FasterFunds Lending pay for?
We disburse for completed work and materials installed on a project. To get paid, you must submit a draw request with photos showing the work that's been completed and provide any documentation we request (paid invoices and lien waivers for labor that's been completed, for example).
What does FasterFunds Lending not pay for?
We do not pay for materials not installed, nor do we pay for deposits. Once work is done or materials are installed, we can reimburse you.
How are draws handled where FasterFunds Lending isn't covering the full budget?
Before lender rehab funds are available, you must first complete and pay for your required portion of the project. Once that amount has been invested and documented, we'll begin reimbursing eligible rehab expenses from our portion of the rehab budget.

For example, if the rehab budget is $45,000 and we're funding $30,000, you'll need to complete and pay for the first $15,000 of work before draws funded by the lender become available. After that threshold is met and verified, eligible rehab costs can be reimbursed from the lender's rehab funds.
What happens if an unexpected expense comes up during a project that is not in the budget?
Unexpected expenses happen. If you need to make a budget change, reach out to our team. If your budget doesn't have room for that, you will be responsible for the unexpected expense.
Are budget changes allowed once a loan is funded?
Yes. You can make one budget change on your own. If you need more than one throughout the project, you'll need to work with our team to help you with that.
Do you cover material deposits?
No, we do not pay for material deposits up front.
Do you cover contractor deposits?
No, we do not pay for contractor deposits up front.
What paperwork do you require for a draw?
Please collect and keep all paid invoices and lien waivers for completed labor and work. During draw processing, our team will let you know which documents need to be sent to us.

How long does the process take for me to get paid back?
Once all documents are received, the draw is processed and checks are cut within 2 to 5 business days.
What is the draw processing fee?
The draw processing fee is $200 per draw.
What is a NOIS (Notice of Intended Sale)?
A Notice of Intended Sale (NOIS) is a recorded document that is for Fix and Flips only. It is specifically for homes that are listed for sale that have had work done on them. It allows contractors, subcontractors, and suppliers time to file any mechanic's lien claims before the property is sold. If FasterFunds Lending is doing the disbursing, we require our borrowers to submit a NOIS on the property.
When should I submit a NOIS?
It must be recorded at least 45 days prior to the sale of the property. We do not encourage you to do this at the time of purchase. You want to do this once you have an idea of a completion timeline. If you would like us to prepare and record the document for you, we're happy to do so.
Can other people (business partners, contractors, etc.) submit paperwork or take photos?
Yes, as long as it's done through Sitewire. You'll go onto the Sitewire portal to add any contractors, business partners, etc.
